On-Line Lookers:
More than 80% of home-buyers use the Internet in their buying process – not likely a surprise to any of us! In fact, there were over 2,000,000 hits on Hilton Head Island’s on-line MLS system in the month of August alone.

Island Home Sales Report
As a means of identifying what is selling in today’s Hilton Head Island real estate market, we have run some statistics that are pretty interesting. Year-to-date in 2007, the most fluid price-point for home sales has been $400,000-$750,000 with that range representing 45% of all homes sold on the Island so far this year. By view, the hottest market has been golf-course homes, representing 37% of the homes sold this year. By area, the winner so far has been Hilton Head Plantation with 31% of the market, and by size the 2,000-3,000 heated-square-foot homes are in the lead. So, overlaying the statistics into one picture, the most popular home-product on the Island so far this year have been 2,000-3,000 HSF homes with golf-course views in Hilton Head Plantation in the $400,000-750,000 price-range. If this sounds like a nice option for retirement/early-retirement and we recognize the positive baby-boomer retirement trend to this area, then this might not come as a terrific surprise

This Month's Tip - Out of Sight, Out of Mind!

Out of Sight, Out of Mind! Once a year it’s a good idea to check on a few things around the house that you don’t really look at on a day to day basis. Some of these are about preventing problems, others are focused on safety and others are simply about quick maintenance/adjustments. Offered in no particular order of priority, perhaps a few of these may ring true for your home and would be worth putting on your to-do list:
  • Window Testing: Depending upon where you live, you may or may not open your windows on a regular basis, but it is important to remember that windows are designed for more than just air-flow – they can serve as important exit-points from your home in an emergency. So, take a walk around your house and test every window to make sure that the operators are not stuck, that panes are not painted shut, that locks are functional, etc.. Easy to do and makes good sense.
  • Avoiding Rot: Take a walk around your house and look for things that may be causing possible wood rot/damage. Moisture, dirt, termites/bugs, etc., can all cause damage to your structure, so make sure that you don’t have any wood directly touching dirt or piled-up pinestraw/leaves, make sure that gutters are cleaned-out and roof-valleys are not filled with leaves, etc.. Also, if you live in termite-prone areas, be on the lookout for mud-tubes running from the ground up your foundation/slab/piers. You’ll know it when you see it, and be sure to give your pest control company a call right away. Also, keep piles of firewood away from your home and elevated off the dirt.
  • Batteries, Light Bulbs, Flashlights and Extinguishers: Change out the batteries on all of your battery-operated smoke and other alarms. Do a light-check to make sure that outdoor lights such as spot-lights, attic lights, storage rooms, etc. all have working light bulbs (and it’s a good idea to store a spare right nearby these locations so you don’t have to go far if/when the bulb goes out right when you need it). And, be sure to check and/or replace the batteries in your flashlights – and make sure that everyone in your home knows the dedicated location for these important devices. Lastly, check the pressure gauge on your fire extinguishers. Most of us will never have to operate one of these, but when you need it, you really need it. So make sure that they are all up-to-date and functional.

Well, not too far – just to our Bluffton office, actually! We are excited that Heather will be holding down the fort in our Bluffton office, service as the Office/Listings Manager for our Bluffton operation in a part-time capacity. Heather will also be working side-by-side with her husband Juan, who is the Team’s Bluffton Specialist. Most importantly, though, Heather will be spending more time at home with her adorable baby daughter!
Kimberly King Joins CGR:
We are very excited to announce that Kimberly King has joined Collins Group Realty as our Listings Manager for the Hilton Head Island office. Kimberly fills the position previously held by Heather Andricain, and she brings with her years of local experience in the real estate industry. Welcome aboard Kimberly!!!

Chip Collins celebrated his 39th birthday this month, posting the last of his thirty-something birthdays. Here’s hoping that this next year takes extra long…

This quaint, Charleston-style residential community just got a little more charming! After decades of calling Sea Pines Plantation home, Ann and Al have decided to make one of their favorite past-times just that much more convenient by purchasing a home and an adjacent boat slip in Windmill Harbour Plantation. Congratulations, Ann!


Hilton Head Island/Bluffton Chamber of Commerce Celebrates 50 Years!
While there are certainly many notable milestones that far exceed the 50-year-mark throughout this great country, it’s pretty interesting to consider what has happened here on Hilton Head Island in that relatively-short period of time. Consider these facts/dates:
  • The Ocean (golf) Course in Sea Pines (Hilton Head’s first planned development) opened in 1960.
  • The SC State Highway Department ran a ferry service (named the Pocahontas) to Hilton Head Island from 1953 to 1956, when the first bridge opened. Before 1953, there were no driver’s license requirements, no gasoline taxes, and very few paved roads on the Island.
  • In 1969, the Hilton Head Island Chamber brochure boasted to two marinas and three 18-hole championship golf courses. At that time, there were also two grocery stores and one interior designer/artist.
  • When the Hilton Head Island Chamber began, a gallon of milk cost $1, the minimum wage was $1 and the final episode of I Love Lucy was on the air.
  • Today, the Hilton Head Island-Bluffton Chamber of Commerce has grown to a business organization of over 1,750 members, and twice it has held the honor of National Chamber of the Year, in 2000 and 2006.



Rose Hill Owners To Buy Golf Course Land
If you’ve driven by Rose Hill Plantation along Hwy 278 in Bluffton over the past year, you’ve noticed that the golf course isn’t looking its best. In fact, it is hugely overgrown and unmaintained ever since the group that operated the golf course decided to cease operations. Since that time, the owners within Rose Hill Plantation have been on-edge, learning about the land-owner’s plans for possible development, retaining legal council, jockeying to buy the land, etc.. Well, the latest news seems pretty positive in that the Rose Hill Plantation Property Owners recently voted to purchase the land from the golf-course owners. This will help position the owners to control the destiny of this important land, and the group of owners is now deciding among options to lease the property for continued golf-course play or pursue other avenues where the land may become open space. Located in the old Hofbrahaus restaurant facing Pope Avenue, Truffles Grill has a bright-green sign that can’t be missed, especially along the Town’s new bike path that travels right past it…
