Governors Road $669,000 |

| This is truly an
outstanding value in Sea Pines for a newer (1990) home
featuring 4 bedrooms, 3 bathrooms, popular floorplan with
combination kitchen/breakfast/family room, gorgeous lagoon and
golf views (and peek views out to the marsh), and close
proximity to the Sea Pines Country Club as well as the
Greenwood entrance to the Plantation. Lightly lived-in, this
home is immaculate inside and out, making it feel like
nearly-new construction. The elevated
floorplan adds a terrific element of privacy while allowing
commanding views over the 17th and 18th holes of the Sea Pines
Country Club golf course. The home's charm and appeal is
magnified by quality finishes such as crown molding, tall
vaulted ceilings, tray ceilings, custom built-in cabinetry,
cultured marble vanities and shower/tubs, upgraded carpeting
and much more. |

Team
Performance Statistics While we would LOVE
to take all the credit, we have to allow for a certain level
of simple good fortune.whatever the reason, we are especially
proud to announce a particular statistic on our performance
this year. Specifically, we are pleased to acknowledge that we
have sold over 20% of our OWN LISTINGS this year. Many agents
may be strong in listing property, but not strong in selling
those listings, and with 800+ agents in our MLS, it is
understandable that the odds are tight. However, our ability
to sell 1 out of every 5 of our listings is, in part, a
function of good response to advertising as well as focused
attention on earning our listings the greatest amount of
exposure to buyer prospects that we can.

The Run Chip Collins recently completed his first
mini-triathlon on Hilton Head Island, finishing 55th out of
nearly 300 participants. He and his training buddies are now
eyeing the half-marathon on Kiawah Island, SC in December with
distant thoughts of going for a marathon in 2005. |

Hurricane Leaves HHI Untouched Despite the
onslaught of one hurricane after another impacting the
southeastern US, our area has remained essentially untouched
(relatively speaking). In fact, we all expected Jeanne to
bring heavy rains and strong winds earlier this week, and yet
we have not had rain since overnight on Sunday and the winds
have been nominal. As we rejoice in our lack of impact, we
all-the-more sympathize with those who have had to put up with
so much in Florida and Alabama. |

53,000 by 2020 That is the
prediction for the population on Hilton Head Island, according
to a new town growth-projection model. This represents
essentially 20,000 more people, with the majority of them
predicted to live on the north end of the Island. Construction
and development on the Island over the next 10-15 years is
predicted to focus on primary residential properties and not
on resort/vacation properties. In-line with this prediction,
it is expected that as more people near retirement, less and
less property on the Island will be used for vacation/rental
purposes. |

Located on the south end of Hilton Head Island, this
skate park is ideal for daring youngsters to test their skills
on skateboards, rollerblades, etc.. Right next door is a
full-size outdoor roller-hockey rink, and the town's Crossings
Park with its baseball and soccer fields is located in the
same area as well. |
