Welcome! Summer is here, and the Island is bustling with loads of
visitors enjoying the many outstanding amenities that make Hilton
Head Island such a terrific destination. And, aside from the residual
rains and wind from Tropical Storm Alberto which impacted Florida
this week, our weather has been outstanding with warm temps and clear
skies. As we all work away in our positions with the Team, it is always
welcomed to have visitors remind us of why we have chosen to call
Hilton Head Island home!
And a special
greeting to all you Fathers out there! Tim Russert has been working
the circuit in an effort to promote his new book saluting
dads might be worth a read. Either way, hats off to each
of you for all that you do for your family.

Market Trends
As is the
case in resort markets throughout the country, inventory has
climbed steeply and sales volume is down as speculator interest
has cooled in the market. While real estate continues to be
one of the most reliable and rewarding investments, the surge
of speculative-investors that has produced double-digit annual
appreciation over the past few years has now drawn back as
interest rates climb. Accordingly, we find ourselves in a
transitional market where sellers are competing for buyer-attention,
resulting in many price adjustments, a rise in agent incentives,

Toll Brothers will be trying to continue it's tremendous success
in SC with their new project Hampton Point. This new, luxury

Insurance Audit It is no surprise to find the insurance
industry in a state of flux as it reels from the incredible
losses from last years hurricanes. For many, the cue
to audit their property insurance came too late, and most
likely found their coverage to be inadequate to get them whole
again. Local insurance agents recommend an annual review of
your policies to update coverage amounts, carefully read any
fine print and to generally understand the process
of filing and collecting a claim. Construction costs have
increased significantly in recent years, driving up the replacement
cost of your property structure. Plus, new building
codes regarding impact-glass, etc.. may prompt you to consider
an Ordinance & Law policy that will help cover the added
costs of bringing your damaged structure up to current building
codes. And, lastly, be sure you keep your policy in a safe
place and that you have your agents name and contact
information handy. Dont put off this important annual
review remember, an ounce of prevention is worth a
pound of cure. |

Early
Morning Fire Guts Three Sea Pines Villas

Three
Sea Pines condominiums were destroyed early Tuesday
morning in the largest fire on Hilton Head Island
so far this year, according to the Hilton Head Island
Fire and Rescue Division.
Two
people escaped one of the burning units by climbing
from its balcony to the balcony of a unit that didn't
catch fire, said

units 1418, 1419 and 1420 of South Beach Villas in
Sea Pines were destroyed by fire early Tuesday morning.

They
were the only people inside the three affected South Beach
Villas units when the blaze was discovered shortly before
3 a.m. Units 1418, 1419 and 1420 in the South Forest Beach
Drive complex are considered a complete loss, Fister said.
Kenneth
Campbell, 62, from Mason, Ohio, owns unit 1418, where he
said his daughter and a friend were staying when the fire
started.
Fister
said Campbell's daughter, whose name was not provided, and
her friend awoke early Tuesday morning to the smell of smoke.
They got up, saw smoke in the hallway and headed to the
balcony.
From
there, they climbed to the balcony of unit 1417, which is
separated from the three destroyed units by a fire wall.
Fister
said they knocked on the sliding-glass door and alerted
the occupants of the fire. All of them then escaped out
the front door.
"They
were still shook up when we talked to them," she said.
Campbell
said his daughter did not want to talk about the fire, but
he said he's thankful for the firefighters' response.
"I'm
very pleased with the fire personnel and their interest
in everybody here," he said. "Everybody has been
very kind and extremely helpful."
A firefighter
hurt his arm, but the minor injury is the only one sustained
during the incident, Fister said.
At 4
p.m. Tuesday firefighters still were monitoring the charred
skeletal remains of the condos for hot spots -- about 11
hours after the fire started.
Fire
division investigators and insurance representatives are
expected to meet Thursday to determine the cause of the
fire and the amount of damage, Fister said.
Nine
emergency vehicles -- four engines, a truck company and
three medics -- and 26 emergency workers responded to the
blaze at 3:04 a.m. It was controlled by 4:20 a.m., largely
through the use of the ladder on Engine One, which allowed
firefighters to attack the fire on the two-story units from
higher up, Fister said.
The
three condominiums were 75 percent engulfed when firefighters
arrived. More than 100 square feet of brush was also on
fire behind the condos, Fister said.
"This
is the largest fire we've dealt with this year," she
said. "Even though three units were lost, the crews
did an excellent job of keeping the fire from spreading
beyond the fire wall."
