Market
Very Strong in 1st Half of 2004
Statistics
derived from our local MLS indicate that home prices throughout
our local market have increased by 7% on average as compared
to the first half of 2003. Sea Pines showed an increase of
approximately 15% during the same period. Meanwhile, Hilton
Head Plantation has seen a 27% increase in the number of homes
sold in the first 6 months of 2004 as compared to the same
period in 2003. Generally speaking, inventory is down, volume
is up, property is selling faster and for a higher price -
in short, we are headed into a seller's market!

are proud to announce some statistics for our performance
in the first-half of 2004:
1) Our volume of transactions is UP 45% over the same period
in 2003!
2) Our average sales price is UP NEARLY 30% over the same
period in 2003!
3) The average price discount on Team listings is down to
3.3% from 5.0% in the same period in 2003!
4) The average time for Team listings to sell is down 40%
from the same period in 2003!
In all...we are thrilled with these results from what has
clearly been an outstanding effort on behalf of each of our
Team members. In fact, one of our recent clients tells us:

Closing
Manager Assistant
We are pleased to announce that Jeff Prekop is advancing his
position in the Team as he takes on added responsibility by

Jeff and Gail Bonnett will be working closely together to

USCB
Gets 4-Year Accreditation
It's
official...the University of South Carolina Beaufort is
now a 4-year accredited degree college. This is great news
for our local community, especially with the in-progress
construction of the New River campus near Sun City in Bluffton.
USCB is now the 4th school in the University of South Carolina
system to become a four-year accredited college. It is hoped
that with this accreditation will come research programs,
grants and general scholarship.

Kiawah
Island Considers Limiting House Size
Faced with
the construction of a 16,000 square-foot house, Kiawah Island
officials are considering an ordinance to limit the size of
new homes on the resort Island. The house is being constructed
on two adjacent lots, both of which previously held 5,000
square-foot homes. The new house, which includes 5,000 square
feet of porch and deck area, is 7-times larger than the average
new home built in America. In lieu of a new ordinance, officials
may also look at setbacks, landscaping requirements, etc...

Drum
Corps International (DCI) Drum Corps Competition on
Saturday, July 24, 6:00 p.m.
This promises to be a delight to attendees young and
old as 6 unbelievable Drum Corps will be performing
at this event, traveling from as far away as New Jersey.
This first annual "Island Music Showdown"
will be held at the Hilton Head High School Community
Stadium. Tickets are available through the Arts Center,
and all proceeds benefit the HHHS Band Boosters.

Pope Avenue (at the corner of Pope Avenue and Cordillo Parkway
on the south end of Hilton Head Island). What used to be
an apartment building complex has literally been reduced
to a large pile of rubble in preparation for the construction
of 84 timeshare units. On a side note, the Town has approved
a "Bridge to the Beach" improvement program along
Pope avenue that will included better designated pedestrian
pathways along both sides of Pope Avenue, a park at the
corner of New Orleans Road and Pope Avenue and much more
to come in the future....should be a great addition to popular
section of Hilton Head Island.
